Terms of Service

These Terms govern your access to and use of the Ospis AI platform and ospis.ai website. By using the service you agree to these Terms. If you are entering into them on behalf of an agency, you confirm you have authority to bind it.

1. The service

Ospis provides software for UK letting agents covering property management, compliance tracking, maintenance triage, tenant communications, financial operations and reporting. Features evolve continuously; we will give reasonable notice of material changes.

2. Your account

You must keep credentials secure and notify us of any unauthorised access.
You are responsible for the activity of users on your account.
You must comply with applicable laws, including UK lettings regulations and data protection law.

3. Customer data

You retain ownership of all data you upload. You grant Ospis a limited licence to host and process that data solely to provide the service. Personal data is processed under our Data Processing Addendum.

4. Fees

Pricing is agreed in writing during onboarding. Fees are payable monthly or annually as agreed. Late payments may suspend access after notice.

5. Acceptable use

You agree not to: reverse-engineer the service; use it to send unlawful or harassing communications; upload malware; or use the AI features to generate content that violates law or third-party rights.

6. Service availability

We aim for high availability but do not guarantee uninterrupted service during the beta. Specific uptime commitments will be defined in a separate service-level agreement for paying customers.

7. Termination

Either party may terminate for material breach not cured within 30 days of notice. On termination we will provide you a reasonable opportunity to export your data.

8. Liability

To the extent permitted by law, our aggregate liability is capped at the fees paid to us in the 12 months preceding the claim. We exclude liability for indirect or consequential losses.

9. Governing law

These Terms are governed by the laws of England and Wales, with exclusive jurisdiction of the courts of England.

Note: These are placeholder terms for the beta phase. A final, lawyer-reviewed master service agreement will replace this document before commercial launch. Pilot customers will receive a signed agreement covering their specific deployment.
